New build on Lake Murray lists for nearly $3 million. Technology Circle to welcome 2 new tenants.

A collaboration between Terra Innovations, Birch Home Builders and Sullivan Interiors is bringing to market a new residential build on Lake Murray priced at nearly $3 million.

The seven-bedroom home at 313 Regatta Road in Columbia hit the market June 27 with a list price of $2.999 million. Located on a .64-acre lot, the 4,956-square-foot residence to be completed in 2025 has 150 feet of prime water frontage with sweeping views of Lake Murray, a private boat ramp, and a new dock, according to the listing by Allison Parler of Re/Max at the Lake.

Built with energy efficiency and durability in mind, the home at 313 Regatta Road is outfitted with Andersen windows, variable-speed Lennox HVAC systems on each level, ZIP System sheathing for enhanced air and moisture protection, and a Superior Walls foundation. Inside, the home features 6.5-inch hardwood floors, a 48-inch dual fuel range, custom cabinetry and designer Visual Comfort lighting.

The home also includes a covered porch with a fireplace, an outdoor shower and a lower level with a rec room, kitchenette, media room, wine room, guest suite and boat garage, according to the listing. Birch Home Builders is a Columbia company while Sullivan Interiors is based in Chapin. Terra Innovations is a Florida-based company also developing another home at 317 Regatta Road, according to its website.

1931 home lists for $985,000

A home built in 1931 in the Forest Hills neighborhood of Columbia has been listed for $985,000.

The four-bedroom, 3,556-square-foot residence at 2600 Stratford Road blends historic character with modern conveniences including a new upstairs HVAC unit added in 2024 and a new roof with solar panels added that same year. The home features high ceilings, intricate crown molding, and gleaming hardwoods throughout, according to the listing by Elizabeth Wolfe of Wolfe and Taylor.

The home’s foyer opens to a formal living room with a fireplace, which leads into a spacious sunroom and back patio with a grill area. The formal dining room connects to the kitchen and breakfast area, bathed in natural light and framed by French doors that open to the front patio. Upstairs, the primary bedroom features an en suite bath, while two additional bedrooms share a Jack-and-Jill bath.

Located just east of downtown Columbia, Forest Hills is a neighborhood known for its picturesque streets, small patches of green space, and homes built from the 1930s into the 1950s.

Trinity finalizes two office leases

The Columbia office of the commercial real estate firm Trinity Partners recently announced the completion of two significant lease transactions totaling approximately 27,000 square feet at 7 Technology Circle, a premier Class A office building located in Columbia’s Carolina Research Park.

The four-story, 86,733-square-foot property in Northeast Columbia will soon welcome two new tenants under long-term lease agreements. Benefitfirst and South Carolina Water Utilities are expected to take occupancy this fall.

Macon Lovelace of Trinity Partners represented the landlord in both transactions. Trinity Partners’ Crawford Prezioso represented Benefitfirst, while Jim Thorp and MaryKate Kalinock of JLL represented South Carolina Water Utilities.

“This is a sign of the continued recovery of the Columbia office market and specifically the Northeast office market, which suffered like other submarkets with large tenants vacating properties during the pandemic,” said Lovelace. “This property has been well maintained and upgraded the last three years despite the lack of activity in the office market, so this move by the tenants to quality product is reassuring of our belief that the office market will continue to improve. We expect to see more activity in the Northeast submarket as we approach the opening of the Scout Motors production facility at the end of 2026.”

Frazeur joins Colliers Columbia

The commercial real estate firm Colliers South Carolina recently announced that Avery Frazeur had been hired as a marketing assistant in the agency’s Columbia office.

In her role, Frazeur will create and manage a variety of marketing projects to support the company’s commercial real estate brokerage professionals, including preparing materials to promote listed properties, tenant and buyer representation assignments and new business pursuits.

Frazeur graduated from Clemson University in May of 2025 with a degree in graphic communications. She completed internships with Front Porch Housing as a graphic communications intern, and with the Diamond Devils baseball team as a media intern.
