People’s Self-Help Housing launches 14-home Mission Gardens II project
– People’s Self-Help Housing has announced the opening of applications for its owner-builder program in San Miguel. The program allows prospective homeowners to contribute their labor to reduce construction costs and assist families in achieving home ownership.
The upcoming project, Mission Gardens II, is a 14-home expansion of the organization’s existing 39 “sweat equity” homes in San Miguel. Located at the end of N Street, south of 11th Street, the single-story homes will feature three or four bedrooms, two bathrooms, two-car garages, energy-efficient features, and photovoltaic solar panels.
Homes will likely cost around $500,000, and will take the owner-builders around 14-18 months to complete, often working more than 40 hours each week on the project including weekends, according to a report by the San Luis Obispo Tribune.
Over that period, owner-builders will do about two-thirds of the construction work themselves, with skilled laborers and contractors completing the more technical parts such as electrical work, plumbing and drywall. Though the price per home comes out to around $500,000, the owner-builders will only pay a fraction of that sum, according to the Tribune report.
Applications for Mission Gardens II will be available starting Monday, Dec. 2, at 9 a.m. Intake forms can be accessed online at pshhc.org/MG or in person at 1060 Kendall Road, San Luis Obispo, from 8 a.m. to 4:30 p.m. Forms will be available in English and Spanish. Completed forms must be submitted by 5 p.m. on Monday, Dec. 16, to be included in the computer-based randomized lottery. Incomplete submissions will not be accepted.
The lottery to determine the processing order of applications will take place on Wednesday, Dec. 18. Participants will be notified of their lottery ranking by no later than Dec. 23.
Eligibility for the program includes the following requirements:
- Annual household income of at least $55,000.
- Good credit and rental history.
- A commitment to work 40 or more hours per week, primarily on weekends, during the construction process.
- The borrower must be a U.S. citizen or permanent resident, as required by the U.S. Department of Agriculture. Citizenship is not required for other household members.
Income limits for the program are set as follows:
- Households of 1 to 4 people: maximum income of $101,900.
- Households of 5 to 8 people: maximum income of $134,500.
