$7M Keowee home gone in 72 hours
Listed for $7.2 million and sold for just under $7 million, the home at 122 Waterfern Court in The Cliffs of Keowee Springs features 6,600 square feet of living space and a .81-acre lot with 278 feet of lake frontage.
It took just 72 hours for a waterfront home on Lake Keowee to go under contract, and its anticipated sale price will be one of the biggest ever in The Cliffs at Keowee Springs community near Six Mile.
The four-bedroom home at 122 Waterfern Court hit the market on July 7, and went under contract on July 9. The anticipated closing price of $6.95 million will tie for the second-largest ever in Keowee Springs, behind the $10 million sale of 132 Mountain Shore Trail—which held the title of the Upstate’s biggest single residential sale for five months after it closed in October of 2024.
Cliffs Realty is representing both sides of the transaction, with Chris Shelnut serving as listing agent and Matt Hendrix representing the buyer.
Completed in 2022 by Dillard Jones Builders, the home at 122 Waterfern Court features 278 feet of shoreline, more than 6,600 square feet of living space, and a lot of almost an acre in size. A new enclave within the Greenville neighborhood of Alta Vista will offer five homesites, one of which will accommodate a four-bedroom, 4,391-square-foot residence to be completed in 2026 and listed for $2.9 million.
The home within the Partridge Estates development was designed by Project Plus and will be built by Parallel Construction. The residence will feature a detached three-car garage, a kitchen with premium appliances, and bi-fold doors that open to a covered patio with a fireplace and built-in gas grill.
Modifications can be made prior to construction, according to the listing, which states that three of the five homesites at Partridge Estates are remaining. Tom Marchant and Kendall Bateman of Blackstream Christie’s International Real Estate are the listing agents.
$240,000 pool, and $2.4M sale price
It features views that stretch for nearly 75 miles, and a pool that cost $240,000 to build. Now the four-bedroom home at 8 Raven Run also has a sale price of $2.4 million.
The 3,644-square-foot residence within The Cliffs at Glassy community closed June 30, according to Realtor.com. Built in 2022, the home on Glassy Mountain near Landrum features great room ceilings accented by timber beams, and a lower terrace separated from the living space by a glass wall that can be folded away.
The home’s covered patio offers a wood-burning fireplace, outdoor kitchen and Pennsylvania bluestone flooring, while the $240,000 heated saltwater infinity pool and spa overlook a vast Upstate panorama. Damian Hall of Christie’s International Real Estate was the listing agent on the home, while Ashleigh Connel of Cliffs Realty Sales represented the buyer.
Build-to-rent project set for Greer
Material Capital Partners, a real estate development and investment firm specializing in build-to-rent communities, recently announced the closing of its latest land acquisition for the development of Mill Landing, a new build-to-rent residential community in Greer.
The development will be located at 788 Brockman McClimon Road. Mill Landing will deliver 163 single-family detached homes and townhomes on approximately 25 acres, with a mix of three- and four-bedroom floor plans. Each home will feature an attached private garage, private patio, and premium interior finishes including granite countertops and stainless-steel appliances.
The community will be designed in a new urbanist style, integrating a network of parks and green spaces with a full suite of upscale amenities. Greystar will serve as property manager. The project is expected to break ground in the third quarter of 2025, with completion slated for the second quarter of 2027.

Goodnight leads new agent hires
Coldwell Banker Caine welcomed Elizabeth Goodnight to its Greenville office as a residential sales agent, headlining recent hires among Upstate firms.
Goodnight moved to Greenville to attend Furman University. Her previous work has involved arranging travel experiences through Walt Disney World and Adventures by Disney, as well as serving in the Greenville mayor’s office. Goodnight earned her real estate license in 2017.
