Heritage Lane transformation: New homes proposed off Route 1 in Kennebunk

KENNEBUNK, Maine — If all goes according to a local developer’s plans, a single home on a three-acre parcel on Heritage Lane could have several new neighbors someday.

Local developer Daniel Seavey of Seavey and Sons Builders is seeking to subdivide a 3-acre parcel at 11 Heritage Lane to construct seven new single-family homes, according to town documents.

Currently, one single-family home sits on the primarily wooded property.

Members of the Kennebunk Planning Board will hold a public hearing for the project at the Town Hall on Summer Street on Monday, April 14, at 7 p.m.

After reviewing a sketch plan earlier this year, the Planning Board deemed Seavey’s preliminary plan application complete during a meeting on March 24.

That evening, Werner Gilliam of Walsh Engineering Associates spoke on behalf of Seavey and told the Planning Board members what kind of residences they could expect to be built on the property.

“The homes will be consistent in size and character,” Gilliam said. “The homes will be between 1,500 and 2,400 square feet of living space.”

Located in the town’s York Street Mixed Use Zone, the property is near the First Church of Christian Science, Hancock Lumber and a development on Sycamore Lane, according to Gilliam.

The project calls for a private road to be created off Heritage Lane to serve six of the new lots, plus the existing one that already has a home on it, according to town documents. The eighth lot would be accessed directly from Heritage Lane.

The new road, for which a new association would be established for its maintenance, would be called Blue Bird Lane, according to Gilliam.

Heritage Lane, which starts off Route 1, is a private way.

The new homes would be served by the public’s water and sewer systems.

Gilliam told the Planning Board the Kennebunk Fire Department has reviewed the proposal and is satisfied with its design for fire engine accessibility and the location of a fire hydrant.
